If you own the home you live in, the BC home owner grant can lower your property tax each year. You must apply every year. ▸ Who can get this? • You are the registered owner of the home (or the spouse or relative of an owner who died) • You are a Canadian citizen or permanent resident • You live in BC, and this is your principal residence (the main place you live) • Your property's assessed value is at or under the grant threshold ($2,075,000 for 2026) ▸ What you get • Regular grant: $570 • Seniors 65 or older: a higher grant of $845 total, starting January 1, 2027. This is instead of the regular grant, not on top of it. • Veterans, people with a disability, and people living with a spouse or relative with a disability may also get the higher grant • Homes valued above the threshold get a smaller grant, or none ▸ How to apply 1. Find your jurisdiction and roll number on your property tax notice or BC Assessment notice. 2. Have your Social Insurance Number (SIN) ready. 3. Apply online, or by phone with the automated system (24/7). 4. No computer? Visit a Service BC office. ▸ Good to know • Apply after you get your tax notice and before your property tax due date. Applying late can mean late-payment penalties. • You can still apply up to December 31 of the tax year. • Your bank will not apply for you, even if it pays your taxes. Anyone with your permission can apply for you. • You must pay at least $350 in property tax before the regular grant ($100 for the higher grant). • Missed last year? You may be able to claim it retroactively. • If you pay property tax to a First Nation, contact that First Nation instead.
